The calculator uses the unrounded payment to derive the amount of interest accrued over the full term of the deposit, however, institutions round repayments to the nearest cent.

1 Achieve Variable is available to (a) new CUA home loans or (b) switching or restructuring of existing CUA home loans which include additional borrowing of at least $10,000 and the additional borrowing is not used to consolidate existing CUA loans. Minimum loan amount $100,000. Different interest rates apply to different loan amounts. Maximum LVR limits apply based on standard security types. Published interest rates are inclusive of any discounts off the respective Reference Rates. Interest rates and discounts vary by loan purpose (owner occupied and investment) and by repayment type (principal and interest, interest only and construction loans).

4 Principal and Interest loans are not available for construction purposes.

5 For Construction Interest Only loan type, payments are made on an interest only basis for the first 12 months. After 12 months loans will revert to the relevant Principal & Interest repayments rate reflecting any applicable discounts specified in the loan contracts.

6 For Interest Only loan type, maximum Interest Only period of 24 months for Owner Occupier and 60 months for Investor lending (subject to credit approval). For Fixed Rate home loans, interest only period must align to the fixed rate period. At expiry of the interest only period, loans will revert to the relevant Principal & Interest repayments rate reflecting any applicable discounts specified in the loan contracts.

7 You must maintain a minimum balance of $500 in each offset account to obtain an offset benefit. The maximum in your offset accounts that is able to be offset against your Achieve Variable home loan when calculating interest is $15,000. Offset account balances in excess of $15,000 will not be taken into account when calculating interest on your loan. You will also not receive any interest on the funds in your offset accounts.

8 A $200 minimum withdrawal amount applies for redraws conducted in-branch.
